Heartland MLS divides the region into areas. Data for this chart is from MLS areas 101,102,103,104,105,106,107,109,110. Buyer Intensity (blue columns) is a measurement of Sold + New Contracts (red Line) divided by Active Listings (green line). This is an adaptation of Nate Sumners Marin Market Heat Index. He describes it as:"....an indicator of the intensity of buyer competition for listed residential properties at the current time, a snapshot of conditions. Higher numbers indicate more buyer competition for each home on the market; lower numbers mean less intense, lower levels of buyer competition for each listed home." Higher index numbers indicate favorable seller market conditions. Lower numbers indicate favorable buyer market conditions.- The Marin Heat Index is a trademark of Nate Sumner
