The Clay County Buyer Intensity Index (Clay BII) is an indicator of buyer intensity at any given point in time, measured monthly for the last 110 months. Heartland MLS divides the region into areas. Data for this chart is from MLS areas 101,102,103,104,105,106,107,109,110. Buyer Intensity (blue columns) is a measurement of Sold + New Contracts (red Line) divided by Active Listings (green line). This is an adaptation of Nate Sumners Marin Market Heat Index. He describes it as:"....an indicator of the intensity of buyer competition for listed residential properties at the current time, a snapshot of conditions. Higher numbers indicate more buyer competition for each home on the market; lower numbers mean less intense, lower levels of buyer competition for each listed home." Higher index numbers indicate favorable seller market conditions. Lower numbers indicate favorable buyer market conditions.
